Yes, with 2 caveats...
1) You must be an investor—we cannot fund EMD if the buyer intends to occupy the property...
2) The EMD must remain "soft," which means the inspection/due-diligence period has to extend beyond the closing date. Otherwise, the money will be withdrawn two days before it goes "hard."
If your deal doesn't close by 2 days before the end of the inspection/due-diligence period, we will withdraw the EMD in order to protect our capital. Your only cost would be the upfront fee, which covers our costs in having our transaction coordinators work on the deal for you.
If the deal is in danger of not closing in time, your options are either 1) negotiate more time with the seller, and get it in writing as a signed addendum (contact us first for specific instructions).... 2) replace the EMD with your own capital or a private money loan... or 3) let the deal go.
We offer EMD and Transactional Funding in all 50 states.
MAXIMUM: We can fund up to $500k EMDs with no problem. Higher amounts are possible, but will require more time to get the funds together, and may require extra fees.
MINIMUM: The minimum amount we fund is $1k. Any less doesn't make sense for either party. What we recommend is offering an EMD no less than the amount that triggers the minimum fixed-dollar upfront fee for the option you choose, which is $15,000 for Option 1, $10,000 for Option 2, and $5000 for Option 3.
